The brief

Credible and compliant at the same time

Evoque Fund, LLC offers promissory notes through a Regulation D private placement, available only to verified accredited investors, in connection with its private real estate lending: first- and second-position private-money loans against mixed-use and multifamily property. The day-to-day is run by its Managing Partner and Senior Portfolio Manager.

An investor site like this carries a compliance burden most marketing sites do not. Nothing on it can read as an offer or a performance promise, the SEC filing has to be easy to find, and every stated benefit needs its limit stated next to it. It still has to feel credible and move a serious prospect toward requesting the offering documents.

What I did

A custom theme built for data and disclosure.

  • Custom WordPress theme, no page builder, lean enough to load fast on a data-heavy page
  • A Fund Snapshot table and a loan-performance panel driven by editable fields, not hard-coded
  • The current SEC filing linked from the header, the hero and the footer
  • Every benefit block paired with its risk caveat, plus a standing "not an offer" disclaimer
  • An "Offering Overview" request form with an accredited-investor question, wired and tested
  • Structured data, metadata and a resources section built for niche investor search terms
Speed proof

Green on desktop, honest about mobile.

A data-heavy page, still fast on desktop

The home page carries a chart, a snapshot table and a performance panel above the fold, so there is more to paint than on a typical marketing page. On desktop it still comes back at 98 with a 1.0 s Largest Contentful Paint and zero layout shift.

Straight talk: mobile sits at 81. The hero imagery and the data panels push Largest Contentful Paint to around 4.6 s under the mobile lab's throttling, and that is what pulls the score down; layout stability and blocking time stay green. This is a desktop-first audience, so the trade was acceptable here. A lighter hero would bring mobile up.

SEO and AEO from the first commit

  • Clean semantic HTML and one clear H1 per page
